Dear Tenants,
Below are the details for the April rent payments.
April Quarterly Rent Payments.  We have been advised by the Universitys that the April loan payments will not be arriving until the 2nd May 2011. Due to this being so late and the Landlords having commitments to their mortgage providers etc; we will have no option but to call for 1 months rent on the 1st April 2011 and then the remaining 2 months on the 3rd of May 2011. Could you all please make sure there are sufficient funds in your account to serve the direct debit, otherwise there will be a substantial amount of charges added to your account by your bank and ours.
If your parents are paying then please notify them of the changes.
April Monthly Rent Payments
If your payment method is monthly then payments will be collected as usual, on the 1st of April. Monthly payments will not be held back as the only reason for not paying rent quarterly is that you are not financed by a student loan.
Reminder to Register with Utility Companies and Council.
At this stage, you should have provided the utility companies with all of your names and meter reading details. If you are students, you do still need to contact the Council Tax department to claim exemption status for your house. Failure to do so may result in a bill being issued by Leeds City Council at the end of your tenancy.
There are many myths regarding student exemptions from bills but this only applies to council tax. You must pay Gas, Electric and Water. The numbers, if you are not already registered, are below:
To find out who supplies your:
Gas- 0870 608 1524
Electricity- 0845 33 00 889
Yorkshire Water- 0845 124 24 20
Remember that deposits cannot be returned at the end of tenancy unless the bills are paid and up to date. These bills will need to be provided as proof so hang on to your bills near the end of tenancy, make sure they are stamped as paid at the post office or bank and keep them up to date! This is to prevent future tenants having their utilities cut off.
Special offer for all current tenants:
If you or your friends are still looking for a property then bring them to Deu Estates.
For every new group that you refer to us that sign for a property we will give you £50!
Also remember, if you are a current tenant and you take another property from us for next year we will not charge you another deposit and we will halve your signing fee!
Any questions please contact the office.
I will also take this opportunity to wish you a happy Easter break,
Regards
Deu Estates
